Demand remains very high with inventory starting to increase steadily into the summer months. Buyers are still very picky, even with the limited inventory. Properties that suffer from road noise are one of the largest turn offs for buyers so consider playing music or installing a fountain to help drown out the noise during the showings.

Market is heating up and inventory is starting to increase. We are still seeing properties sell very quickly so if something comes on the market you like, don’t hesitate to go see it the first day and make an offer if it fits. Depending on the sellers circumstances, you may get a great deal under ask if you act fast.
Off market opportunities are still a favorable option if you can get access to them. Is there a home you really love but it’s not for sale? Put together a heartfelt letter and send it to the homeowner. Letters and pictures make a huge difference in this market, so make your situation standout from the rest.
The ability to get a loan is starting to get easier and banks are loosening up guidelines with more portfolio lenders providing more creative products. If you’re self employed, getting pre-approved usually takes longer as the process is usually more complicated. Lower down payment options are now available. We are seeing 10% down products fixed for 10 years with an interest rate close to 3.75% on your first loan, and 6.5% for the second loan (10%). This is a great opportunity for those that don’t have the 20% downpayment. The average homeowner stays in their home for 7-10 years so a 10 year fixed product maybe a great option.
