We are now in the seasonal period where real estate activity will continue to decelerate into the New Year.  Expect less listings on the market at this time and assume lower buyer demand as well.  The fact that there are less listing on the market now, maybe a great opportunity to bring your property to the market.  To determine if now is a good time to bring your property on the market, it’s critical you look at the supply and demand ratio to determine how many other properties are currently on the market that would be direct competition to your home.

Advice for Buyers

Interest rates have crept up a bit this month, but still near the historic lows we’ve all been used to for the last 10+ years.  We have lenders that can do 10% down products for loan amounts up to $1,500,000.  If you really want to buy a home but are having trouble with the down payment amount, a lower down payment loan maybe what you need.  Ask us for more details.  

Multiple offer situations are still very prominent in this market.  (READ our Money Matters section to learn how to Win in Multiple Offer Situations).  There are proven ways to win in this scenario so don’t get discouraged if your perfect property is getting a lot of activity.  Fight for it and win!
