Advice for Sellers -
As we approach the end of the heavy buying season, expect demand for properties to naturally decrease as it does every year during this time. With a decrease in demand, also expect a decrease in supply. The fundamentals stay the same as in every season of the market. Sellers need to pay close attention to the relative supply and demand ratio for their area. In simple terms, if there are a lot of properties currently on the market that are similar to yours, now may not be the best time to go to market. If however, your property is unique compared to what else is on the market - this is the best time to list.
As always, marketing, pricing and negotiations are going to be the top reasons you get the most for your home. It’s amazing to me when I see multi-million dollar listings on the market and the pictures look dark or the home is cluttered - or even worse, pictures taken with a cell phone. Homes don’t sell themselves just because you put a sign out and put some pictures on the internet. First impressions are everything so make sure everything looks perfect from the start.

Advice for Buyers -
Properties are selling for record prices. How discouraging is this for buyers looking to get into a nice home? It’s especially tough for first time home buyers. In every market however, there are deals available. The deals may not be obvious to everyone, but a savvy buyer and/or an expert realtor can find the diamond in the rough. What can a buyer do to get a deal in this market?
- Door Knock the streets/ homes you are most interested in. Not easy to do as it’s a bit labor intensive and uncomfortable, but it does get you results.
- Send Personal Letters - A nice letter with a picture of your family will go a long way. You may connect with a seller who would love to sell to a person/ family just like you.
- Check homes that have been on the market for 60 plus days and make a low offer. You maybe surprised what sellers are willing to take, regardless of list price.
